Buying Process

At Little Scotland Developments we are here to make sure the buying process runs as smoothly as possible. Our sales team will guide you through the process and assist whenever possible from reservation to completion. We understand that you will be excited about your new home and no doubt will want to visit site to see your home being built. We take site health and safety very seriously and any viewings will need to be formally arranged through our sales team. We will keep you continually updated throughout the buying period on progress.

View or Reserve Your New Home

If you’re buying one of our homes from plan or have viewed your new home and committed to buying then speak to a member of the sales team who will gladly take you through the reservation process. The whole process is straight forward and just involves you providing adequate identification to reserve your plot. You will be asked to pay a deposit which starts from £500. The deposit is refundable if you withdraw but might be subject to administration costs. At this stage it is highly recommended that you have approval in principle based on the amount of lending you are seeking to borrow for your mortgage.

If you require a mortgage or want to take advantage of the Governments Help to Buy Scheme, please ask one of our Sales Executives to put you in touch with a financial advisor.

Exchange Process

We work with your solicitor to exchange contracts at the very earliest time. As standard we ask you to commit to do this within 28 days from time of reservation. Each party will be responsible for their own legal representation. We can recommend a solicitor or if you prefer you can use your own. You will need to liaise with your mortgage provider ensuring they have all the required information on your new property. You will be required to complete a full survey and pay 3rd party survey fees. These survey fees are paid to allow a 3rd party inspection which protect you and your lender.


At this stage your solicitor will have been in contact with both you and your lender to agree the terms of the mortgage contract. Your lender will normally deposit the funds with your solicitor who will then transfer to ourselves at the agreed time and date. We will liaise with you to plan the handover of your keys and your home tour. At this stage we will complete the full demonstration of your appliances and heating and explain the handover of the utilities. Don’t worry if you forget we can always pop over again.


The only thing to do now is enjoy your new home.
